What ILS and listing distribution software does
An internet listing service (ILS) is a rental marketplace where prospects search for apartments. Listing distribution software pushes your availability, pricing, photos and specials from the property management system to every ILS you pay for, keeps them in sync, and attributes the leads and leases that come back. The category on BoostNOI mixes the marketplaces themselves (Apartments.com, Apartment List, HotPads, ForRent.com, Dwellsy, Apartment Finder) with syndication and ILS-management tools and a number of niche or regional rental sites.
Who should buy one
Any community that advertises online is already in this market; the decision is about mix and management. Lease-ups and high-turnover communities spend the most and need attribution. Portfolios with more than a handful of communities need an ILS-management layer so that listing accuracy, spend and lead quality are tracked centrally rather than community by community.
How to choose an ILS mix
- Lead quality over lead volume. Track cost per lease by source, not cost per lead. Several marketplaces now price per lease or per qualified lead rather than per listing.
- Audience fit. National marketplaces reach the broadest audience; student, pet-friendly, furnished or city-specific sites can outperform in their niche at lower cost.
- Data accuracy. Listings must pull availability and pricing from the PMS automatically. Stale prices and phantom units are the fastest way to waste ad spend and annoy prospects.
- Attribution. Leads should land in your CRM with the source intact. Ask how the vendor handles call tracking, email forwarding and self-reported sources.
- Contract terms. Watch for auto-renewals, minimum terms and tiered placement fees. Negotiate at the portfolio level.
How to choose a distribution or ILS-management tool
Look for a single feed from your PMS to every marketplace, duplicate and error checking, spend tracking by community and source, lead-to-lease reporting that reconciles against your CRM, and the ability to pause or reorder sources quickly when occupancy changes.
Vendors listed in this category
Apartments.com, part of the CoStar network, is the most-connected marketplace in the directory. Apartment List prices on performance and offers its own AI leasing assistant. HotPads, ForRent.com, Apartment Finder, ApartmentsFor, ApartmentHomeLiving.com and Dwellsy are additional national or regional marketplaces with different audience and pricing models. Brynson is an ILS-management and marketing analytics platform that unifies listing insights and spend across sources. Student-focused sites include EDUrent, Froomie and Find My Place; PeopleWithPets targets pet owners; 407apartments.com, Freshrent.com and Apartment Search are regional. Brixbid, Cirtru, 3D Room Space and ApartmentLove are newer or alternative rental platforms. A few listings in this category (HomeLight, Cobu) are adjacent products rather than ILS tools; check each profile before adding it to a shortlist.
Implementation notes
Audit your current ILS spend by community before changing anything: sources, monthly cost, leads, tours and leases over the last twelve months. Most portfolios find at least one source with a cost per lease well above the rest. Then fix the feed. A clean, automated feed from the PMS does more for ILS performance than any new vendor.
Frequently asked questions
Which ILS gets the most leads? It varies by market and asset class. National marketplaces generally deliver the most volume; the right question is which delivers the lowest cost per signed lease for your communities, which only attribution data can answer.
Can I syndicate listings from my PMS automatically? Yes. The major PMS platforms publish listing feeds, and most marketplaces and distribution tools consume them. Confirm that pricing and availability update at least daily.
What does ILS advertising cost? Models include monthly listing fees, tiered placement, per-lead and per-lease pricing. Costs vary widely by market and tier; request pricing on each vendor profile.
How do I measure ILS performance? Capture the source on every lead in your CRM, reconcile leases back to source monthly, and compare cost per lease across sources and communities.
Do I need an ILS-management tool? If you manage more than a few communities or more than three paid sources, a management layer pays for itself in spend control and data accuracy.
